Debbie S. Houston, MIRM, CSP, Broker, President of Coldwell Banker Howard Perry and Walston Builder Services, entered the Raleigh/Triangle real estate market as a general brokerage associate in 1978. Since that time she has made significant contributions to all facets of the Triangle’s new home market.

She joined Howard Perry and Walston’s new home division as an on-site associate in 1983 and was promoted to sales manager in 1985. Houston assumed the responsibilities as director of Neighborhood Builder Services and senior vice president of Howard Perry and Walston in 1991 and was named president of the division in 2005. She has twice been awarded Sales Manager of the Year by the Triangle Sales and Marketing Council in 1986 and 1990. Her neighborhood awards include numerous Parade of Home winners, Mayor’s Award for Excellence, Major Achievements in Marketing Excellence, Triangle Sales and Marketing Council’s Million Dollar Circle, and several national Better Homes and Gardens awards including Best of Show, Best of the Best and most recently The New Construction Marketing award for new home marketing. She is past Triangle Sales and Marketing Council Chairman, MAME Awards Chairman, Education Chairman and National Home Builders Association National Membership Chairman.

She holds the CSP designation, is a Member of the Institute of Residential Marketing (MIRM) and is a licensed real estate Broker. Houston has been a national speaker for Better Homes and Gardens and the National Home Builders Association. In 1997 she created the New Home Marketing System new construction manual for Better Homes and Gardens Real Estate Services in Des Moines, Iowa, to be used by over 800 Better Homes and Gardens/GMAC national franchises throughout the country. Houston is an active member of the Urban Land Institute (ULI) and serves on the Residential Neighborhood Development Council.

Under the direction of Houston, the Builder Services Division has grown from $43 million in sales volume in 1991 to sales volume of $695 million in more than 50 new home communities. Presently Coldwell Banker Howard Perry and Walston Builder Services is one of the top ten new home companies in the country in sales volume and unit production and received the Coldwell Banker Premier Office Award in 2002, 2003, 2004, 2005 and 2006. Additionally, the division consistently ranks as one of the Top 100 offices for Coldwell Banker.

Allison Moriarty brings a stellar record of accomplishment and peer-recognized leadership to the table. She projects confidence and professionalism that have been hallmarks of her work in real estate for over ten years. After earning her baccalaureate degree from UNC Greensboro, Allison launched her career in the mortgage sector of new home sales. Her colleagues quickly recognized her as a natural talent for selling new homes, confirming her own inkling that this was where she belonged. She made that transition easily and went on to achieve success, and earn respect, among the home builders she represented.

Her extensive “boots on the ground” training in every conceivable aspect of successful sales strategies made Allison not only a top performer, but a valued colleague. The Triangle Sales and Marketing Council recognized Allison as the Silver Sales Person of the Year in 2001 and MAME Sales Manager of the Year in 2004.

Allison joined HPW in April 2007 as a Senior Sales Manager and was recently promoted to Vice President, of Sales and Marketing. In this capacity, Allison will be responsible for overseeing the day-to-day activities of sales managers and agents, developing and executing Manager and Sales Agent Training, preparing budgets and forecasts for the Division, and participating in the development of new account presentations.

Allison has a remarkable grasp of two fundamental concepts, crucial to real estate success. First, she understands that motivating professional associates begins with being a good listener and communicating one’s genuine interest in their success. This is instrumental to her record of inspiring and motivating up-and-coming agents to excel Second, she understands, implicitly, that people make decisions in very different ways, and around this, Allison has developed a veritable arsenal of tools to help agents connect with potential buyers on the plane where they feel comfortable about making one of the biggest decisions of their lives, home ownership. The two together represent a winning formula.

Professional affiliations are also a vital part of her commitment to continually grow her network and keep abreast of cutting-edge developments in the field of real estate. She is active in the Home Builders Association of Raleigh-Wake County, the National Association of Realtors, and Triangle Sales and Marketing Council (where she has served on committees including MAME and the Parade of Homes).

Virginia native Kim Agnolutto came to North Carolina in 1988 to attend Wilson’s Barton College, formerly Atlantic Christian College. Upon receiving a Bachelor of Science degree, Kim worked in the Raleigh marketing department of a national builder before joining Coldwell Banker Howard Perry and Walston Builder Services in 2000 as a Senior Marketing Manager. During her time with CBHPWBS, Kim has served as Assistant Marketing Director and currently serves as the departments Director of Marketing.

Kim’s flexibility, organizational skills, and creativity have been put to great use in her career at CBHPWBS as Director of Marketing. Kim’s primary responsibilities include the development, management, and ongoing maintenance of marketing plans and market research for the new home communities in her portfolio, as well as specialized supervision of the marketing tasks of team members of the CBHPWBS Marketing Department. Kim especially enjoys her frequent interaction with developers, builders, onsite sales representatives, and associated new home community vendors.

Kim is a member of the National Association of Home Builders, the Home Builders Association of Raleigh-Wake County, the Triangle Sales & Marketing Council and New Home Marketing Group of America. Having participated in numerous seminars on issues regarding new home marketing, Kim is proud to have a long list of neighborhoods under her management that have received local, state, and national recognition for marketing excellence that includes: “Master Planned Community of the Year”, Best Full Page Ad”, Best Master Planned Community Website”, Best New Homes Publication” for the CBHPWBS in house magazine “New Homes and Neighborhoods”. Kim was recently awarded “Marketing Director of the Year” by the Triangle Sales and Marketing Council in the 2008 MAME Awards.

Throughout her career, Kim has been supportive of the local HBA’s through participation in several committees and currently serves on the TSMC special events committee and the HBA fishing tournament committee.

Sharon Andrews has distinguished herself in the field of real estate for the past 14 years. Beginning her real estate career in general brokerage, then transitioning into new home sales, she became a Sales Manager with Howard Perry and Walston in 2004. Sharon obtained the highest designation one can receive in residential marketing (MIRM) in 2007. Most recently, Sharon received the distinction of the Silver Finalist in her Region for Sales Manager of the Year, an award bestowed by the National Sales and Marketing Council of the National Association of Home Builders.

A natural coaching instinct, the belief that everyone matters, and a lively sense of humor are cornerstones to Sharon’s success as a manager, both in her interactions with sales agents and in dealing with builders and developers. Because she has such a wealth of experience, Sharon is entirely as ease with being direct in pointing out strengths and weaknesses; she believes in being proactive about problem-solving. And because she communicates her conviction that everyone is important, through her words and deeds, her guidance is received in the spirit in which it is intended – improvement, success, and the pursuit of ever-higher goals. And when necessary to diffuse a potentially volatile situation, (or just to bring a smile to peoples’ faces), Sharon is quick to interject some humor which invariably gets everyone is back on track and able to work together to find solutions.

Networking is Sharon’s #1 tool for identifying “rising stars” to join her agent team. Energy, drive, and a natural talent for interacting with people are what captures her attention. While overseeing 16 distinctly different neighborhoods, and a team of sales agents as unique in their personalities as in the neighborhoods they sell, Sharon maintains a policy of absolute accountability. She makes expectations clear and then offers agents an abundance of resources to acquire the information and tools they need to do their jobs well. Formal seminars and workshops, as well as informal training, are always on the agenda. Leading by example, Sharon inspires her agents to acquire expert knowledge, not only of every aspect of their neighborhood, but a considerable radius around it.

In order to continually stay on the cutting edge of homebuilding trends, and on top of the ever-changing real estate market, Sharon maintains an active role in several professional associations. She serves on the Board of Directors and as Vice President of Associates (2005, 2006 and 2007) for the Raleigh/Wake County Home Builders Association, as well as a National Director for the National Association of Home Builders. Sharon is also an active member of the Triangle Sales and Marketing Council, as well as various chair positions on the Executive Commission and she has earned several Million Dollar Circle Awards.

In new home sales, Petra Bottomley is a name that is synonymous with a “custom-tailored approach.” Because no two neighborhoods are alike, Petra sees every new neighborhood as a fresh canvas. The “art” of new home sales requires application of its tools and techniques with skill, individuality, and flair. She brings all three to each new account – to her interaction with builders, developers, marketing managers, and her on-site sales agents.

Her affiliation with Howard Perry and Walston spans a decade. Beginning as an on-site sales agent, she quickly became a top producer. Her leadership abilities and in-depth understanding of virtually every aspect of new home sales were recognized, and resulted in her promotion into management in 2004, where she has proven to be a natural. Those who have worked with Petra immediately recognize her skillfulness in using diplomacy and problem-solving techniques to handle the myriad issues that arise as new neighborhoods are developed. Any given day will find her in the role of liaison between builders and developers, mentor to a new sales agent, and trouble-shooter for a challenging on-site sales issue. Petra understands the nuances of sales success for master planned communities, small lot subdivisions, condo conversions, neighborhood close-outs, and custom, regional, and national builder developments.

Access and communication are two ingredients that Petra connects with her success, and ultimately the success of the builders and developers she works with and the sales agents she mentors and manages. With builders and developers, she works from day one to demonstrate the high standard of professionalism they can expect. She stands behind her commitment to be accessible and to always keep lines of communication open. Similarly with her sales agents, she understands that they are an extension of her when they are out on-site, and so she takes both pride and care in seeing that they have the tools necessary to be successful.

To get acquainted with Pat Mills, one needs to look no further than the dynamic interaction that goes on every day through her “open door.” She is as accessible as she is resourceful – to her team of agents she manages, as well as to the team of custom home builders she proudly represents. Like a “second family,” Pat is thoroughly invested in their success, and eager to impart her extensive experience in the form of practical, honest, and creative advice that brings solutions and results in sales.

Of her twenty years in real estate sales and management, more than ten have been with Howard Perry and Walston. During this time, Pat has received the honor of Sales Manager of the Year three times and has been the recipient of HPW’s highest distinction, the Garland Spangler Award. While gratified by the recognition of her peers, for Pat it is not about pursuing the awards. Instead, she beams with pride at the successes of the communities where she began as an on-site sales agent. In her years as a sales manager, she has coached and nurtured the careers of several aspiring agents who have evolved into top producers of the Triangle.

Working closely with the developer and a team of mostly custom builders, Pat has established herself as a professional who will give credible information and candid advice on product, pricing, market trends, customer reaction on design and lifestyle features, and more.

Pat understands that a strong sales team is built on exceptional talent and skill, but that sustaining it requires a steady diet of new knowledge and sales techniques. For this reason, Pat makes learning opportunities accessible and plentiful – seminars, workshops, DVDs, and books – all staples of survival in her shop. The demanding hours and considerable pressures of being an agent in a fast-paced sales environment are best weathered when morale is high, and if ever there was a case to be made for leading by example, this is where Pat is at her best. She never heads for the office without her effervescent personality and contagious enthusiasm, because that is genuinely who she is and how she feels about her work.
